Japan’s Nationality Disclosure Rule Sparks Investor Concerns Amid Rate Hikes

Tokyo's new property buyer nationality disclosure rule has raised investor concerns, according to analysts. The policy requires all purchasers to declare their nationality, potentially influencing investment decisions. Japan's shift from ultra-loose monetary policy to gradual interest rate normalisation is also prompting reconsideration of real estate attractiveness.
Japan's property investment reached US$27.2 billion in the first half of the year, ranking second in Asia-Pacific behind mainland China. Neil Brookes, Savills' Asia-Pacific capital markets head, noted the country's strong real estate performance over the past seven to eight years but stated elevated interest rates have reduced demand for Japanese real estate assets.
